CBRE Group, Inc. is the world's largest commercial real estate services and investment firm, operating in more than 100 countries and generating $40.55 billion in revenue in fiscal 2025. The company advises occupiers and investors on leasing, property sales, and mortgage origination; manages facilities and critical infrastructure for corporate and government clients; oversees large-scale construction and development projects; and manages $155 billion of real estate assets on behalf of institutional investors.

This is a story about a company transforming its mix faster than the market appreciates. Over the past decade, CBRE has assembled a portfolio of what management calls "resilient businesses" — facilities management, project management, infrastructure services, and recurring investment management fees — that now dominate the revenue base and generate cash through the cycle. Layered on top is a transactional engine (leasing, property sales, mortgage origination) that throws off high-margin earnings when markets cooperate and provides the market intelligence that makes the whole platform more valuable. The current chapter adds a third dimension: data center and critical infrastructure services, which generated $3 billion of revenue in 2025 and are growing at more than 60%.

The file turns on a single question: whether the infrastructure opportunity is large and durable enough to more than offset the eventual normalization of the transaction recovery, leaving CBRE on a structurally higher growth path than its historical real-estate-services multiple implies.
